The project represents a development study for a thirteen acre School District office and maintenance site. The proposal seeks to establish a traditional neighborhood pattern supportive of eventual adjacent development that will likely emerge in similar fashion. Future light rail and related development make the project feasible over the long term.

The design includes housing types that vary in density from small single family homes, to town homes to stacked flats. The residential neighborhood transitions into a traditional retail/ commercial block occurring at Union Avenue.

This is a transitional project occurring in a Conventional Suburban neighborhood.
